Property management in Cameroon that protects your rent and your building
We collect rent, vet tenants, keep the maintenance file and send you a statement every month, whether your property sits in Kumba or you are watching it from abroad.
What this service covers
Most landlords lose money not through a bad tenant but through the gaps between visits. Rent collected late and never chased, a leaking roof left for months, a vacant unit nobody is marketing. Property management in Cameroon through Frisom is built to close those gaps, not to add a layer of reporting on top of them.
We act as the point of contact for your tenants, your repairs and your records, so you hear from us only when a decision is actually needed. Everything below is part of one property management in Cameroon agreement rather than a list of services billed separately. It is also why landlords who try to do property management in Cameroon alone often stop within a year.
Tenant sourcing and screening
We advertise the vacancy, show the unit and check a prospective tenant's history before a lease is offered.
Rent collection and accounting
Rent is collected on the date agreed and recorded against the unit, with arrears followed up the same week.
Routine inspections
Scheduled visits to check the condition of the property and catch small repairs before they become expensive ones.
Maintenance coordination
Plumbers, electricians and masons engaged on your behalf, with the cost approved by you before the work is booked.
Lease agreements and renewals
Written tenancy agreements drafted and renewed on terms that protect the owner as much as the tenant.
Vacancy and security
Empty units are checked regularly rather than left unattended, and re-let as quickly as a suitable tenant is found.
How we carry out this service
Five stages that repeat for as long as we manage your property. Property management in Cameroon only earns its fee if the owner is doing less work at the end of month one than they were doing before.
-
1
Property assessment
We inspect the unit, note existing issues and agree a fair market rent before it goes on the market.
-
2
Marketing and placement
The vacancy is advertised and viewings are held until a screened tenant signs a lease on your terms.
-
3
Lease and move in
Agreement signed, deposit recorded and an inventory taken before the tenant receives the keys.
-
4
Ongoing management
Rent collected, inspections carried out and repairs handled for as long as the tenancy runs.
-
5
Reporting and payout
You receive a monthly statement and your net rent, with every deduction itemised against a receipt.
How the money works
Owners ask about the fee before anything else. This is how it is structured on every property management in Cameroon agreement we sign.
A fixed percentage of rent
Our fee is a set percentage of rent actually collected, agreed before the first tenant moves in. Nothing is added later.
Rent remitted on schedule
Collected rent is passed to you on the date agreed each month, net of the management fee and any approved maintenance.
Maintenance approved first
Repairs above a small routine threshold are quoted and sent to you for approval before any money leaves the account.
What you receive from property management in Cameroon
An owner who is not on site should still be able to answer, from the paperwork alone, exactly what state their property is in and where the rent went. That is the standard we hold ourselves to.
Every property under our property management in Cameroon service comes with a running file you can ask for at any time, not just at the end of the year.
- A monthly statement showing rent, fees and repairs
- A signed copy of every tenancy agreement
- The move in inventory and inspection reports
- Receipts for every maintenance job carried out
- A contact file for each tenant on the property
- An end of tenancy report before a deposit is returned
Where we manage property
Kumba is our base and where most of the properties we manage are concentrated. We take on property management in Cameroon across the South West, the Littoral and the Centre.
Why owners leave this to us
Frisom Real Estate and Ventures Limited is registered under RC.KBA.2025B.058 and works from Common Wealth Avenue in Kumba, opposite Afriland First Bank. You can walk in and speak to the person holding your file.
Because we also build, sell, rent and register property, property management in Cameroon is not a side line we picked up. A repair raised on a managed unit reaches a team that also knows how to fix it, and a tenant dispute reaches a company with an office address a court can find.
We quote the management fee in FCFA, put it in a written agreement, and send a statement every month whether you ask for it or not. That is what we mean when we say property management in Cameroon should cost you attention, not peace of mind.
Most owners come to us after managing a property themselves for a year or two and finding the arrears, the unlogged repairs and the unanswered tenant calls had quietly become a second job. Property management in Cameroon done properly removes that job rather than shrinking it.
Services that usually come with this one
Property management in Cameroon rarely stands alone. These three run before or alongside most of our managed properties.
Rental of houses and cars
If the unit is not yet let, we market it and place a tenant before management begins.
View serviceBuildings, lands, houses and farmlands
Buy the property first, then hand us the keys and let management start from day one.
View serviceTourism and hospitality management
For short stay and guest house properties, we can run bookings and housekeeping alongside standard management.

How much does property management in Cameroon cost?
Our fee is a fixed percentage of the rent we actually collect, agreed in writing before the first tenant moves in. There is no separate charge for inspections or for issuing your monthly statement. The exact percentage depends on the number of units and the town, which is why we quote after seeing the property rather than off a price list.
What happens if a tenant stops paying rent?
Arrears are followed up within the week they are due, starting with a written reminder and moving through the steps set out in the lease. We keep you informed at every stage and will not let an unpaid month run quietly into a second one. Property management in Cameroon that works is mostly about catching this early rather than resolving it after three months.
Can you manage a property I already have a tenant in?
Yes. We take an inventory of the current condition, confirm the existing lease terms and bring the file up to our standard before the next rent cycle. Taking over an existing tenancy is a routine part of property management in Cameroon and does not require the tenant to move out.
Who approves repairs on my property?
You do, above a small routine threshold we agree at the start. Anything larger is quoted and sent to you before a contractor is booked, so you are never surprised by a deduction on your monthly statement.
Do you manage property for owners who live abroad?
A large share of our property management in Cameroon clients live outside the country. You receive a monthly statement, photographs from inspections and a single point of contact, so distance does not mean you lose sight of what is happening on the ground.
What is in the monthly statement?
Rent collected per unit, our management fee, any maintenance carried out with its receipt, and the net amount remitted to you. It is the same document every month so you can compare one to the next without translating a new format each time.
Can I end the management agreement if I am not satisfied?
Yes, on the notice period stated in the agreement. We would rather lose a management contract on clear terms than hold one the owner is unhappy with, and we hand over a complete file, including tenant details and deposits held, on the way out. Owners rarely do once they see what organised property management in Cameroon looks like in practice.
How do I start, and where are you?
Send us the address and the number of units and we will arrange an inspection. Our office is on Common Wealth Avenue in Kumba, opposite Afriland First Bank, open Monday to Friday from 9am to 6pm and Saturday from 9am to 5pm. You can reach us on +237 672 101 056 or at info@frisomrealestateltd.com for anything to do with property management in Cameroon.
