Property for sale in Cameroon, checked before it reaches you

We find the house, the plot or the farmland, confirm who genuinely owns it, read the documents and see the transfer through to handover. Every property for sale in Cameroon we list has been through that before you hear about it.

What this service covers

The hardest part of buying here is not finding something. It is knowing whether the person offering it has the right to sell it. A plot can be sold to three families in the same year, and every one of them will hold a signed agreement. Property for sale in Cameroon needs checking before it needs admiring.

So that is where we spend our time. We inspect what we list, trace the ownership back through the people who held it before, and read the documents properly. Where the chain does not hold, the listing comes down and we tell you why. It costs us a sale and saves you a decade of argument, which is a trade we are happy to keep making.

Houses and apartments

Family homes, duplexes, compounds and flats, whether you are buying to live in, to let out or to hold.

Land and residential plots

Surveyed plots with the boundaries fixed and the ownership traced. Land is the hardest property for sale in Cameroon to verify, so it gets the most attention.

Farmland

Working and uncleared farmland with road access considered, because land you cannot reach is land you cannot use.

Commercial buildings

Shops, offices, storage and mixed use buildings assessed on what the space can realistically earn once you own it.

Selling on your behalf

If you are the seller, we price it honestly, present it properly and bring you buyers who have already been screened.

Buying from abroad

Video walkthroughs, documents shared as they are produced, and payments that pass only through official company channels.

How we carry out this service

Five stages, in this order, on every purchase. Property for sale in Cameroon goes wrong at the document stage, so the documents come before the excitement.

  1. 1

    Tell us what you need

Town, type, budget in FCFA and when you want to move. A message on WhatsApp is enough to open a search.

  2. 2

    We shortlist and inspect

We pull what genuinely fits and visit it ourselves before anything reaches you. Photographs flatter. We would rather send you four honest options than forty.

  3. 3

    Documents checked

Ownership traced, the registry checked for an existing title or a charge, and the boundaries confirmed against the plan.

  4. 4

    Viewing

You walk the property with someone from our office. If you are abroad, you receive a full video walkthrough instead.

  5. 5

    Negotiation and transfer

We negotiate, prepare the agreement, sit through the signing and hand over with every document copied to you.

How the money works

Nobody should be surprised by a fee halfway through a purchase. This is how payment runs on every property for sale in Cameroon that we handle.

Commission agreed in writing

The rate is set at the start, in writing, before you view anything. You know what we earn and when we earn it.

Nothing to view

We do not charge viewing fees. Anyone collecting money simply to show you a gate is not selling you a property for sale in Cameroon, they are selling you a walk.

Payments through the company

Money moves through official company channels and never into an agent's personal account. There are no exceptions to this.

What you receive when you buy property for sale in Cameroon through us

A set of keys is not proof of anything. What protects you is the file, and it should be complete on the day of handover rather than assembled in a hurry years later when somebody questions your ownership.

Every purchase we close hands over the same documents, whether the plot cost two million francs or two hundred. Buying property for sale in Cameroon without this file is how people end up paying twice for the same ground.

  • The signed sale agreement
  • The chain of ownership written down, with the previous holders named
  • The survey plan where one exists, and a route to one where it does not
  • Copies of the seller's own documents
  • A statement separating the price, the taxes and our commission
  • A clear path into registration if the plot is not yet titled

Why buyers come through us

Frisom Real Estate and Ventures Limited is registered under RC.KBA.2025B.058 and works from Common Wealth Avenue in Kumba, opposite Afriland First Bank. You can walk into the office and find the person whose name is on your file.

Our agents live in the towns they sell in, which is why we can tell you what a street is like after dark and what the land behind it did before it was cleared. That knowledge does not come from a listing site, and it decides whether property for sale in Cameroon is a good buy or an expensive lesson.

We also carry what comes next. Registration, drawings, soil testing, construction and management sit in the same company, so you are not handed to a stranger the moment the money clears. Buying property for sale in Cameroon through us is meant to be the start of the relationship rather than the end of it.

Questions buyers ask

The things people want settled before they travel to a viewing or send a deposit.

How do I know the seller actually owns it?

We trace the chain of ownership back through the people who held the land before the current seller, confirm the boundaries with a survey where one is possible, and check the registry for an existing certificate or any charge against the plot. If the chain does not hold we tell you and we drop the listing. This is the one check on any property for sale in Cameroon that we will not skip for anybody.

Do I have to pay to view a property?

No. Viewing is free and always will be. If anyone asks you for money simply to be shown a gate, walk away, whoever they claim to represent.

I live abroad. How does this actually work?

We send a full video walkthrough rather than a flattering photo set, share the documents as they are produced, and you can appoint someone locally or give us a power of attorney for the specific transaction. A large share of the property for sale in Cameroon that we move goes to buyers in the diaspora, so this is normal work for us rather than an exception.

Can you find something that is not on your website?

Frequently, and it is a large part of the job. A good deal of property for sale in Cameroon never reaches a listing page at all. Tell us the town, the type and the budget and we will go and look, including approaching owners who have not formally put anything on the market.

What if the property has no land certificate?

That is common with property for sale in Cameroon and not automatically a reason to walk away, but it changes what you are buying and it should change the price. We establish whether the plot can be registered at all, tell you what registration would cost and how long it would take, and let you decide with the real numbers in front of you.

Do you help people sell as well as buy?

We do. We price the property against what is genuinely moving rather than what the owner hopes, prepare it properly, and bring buyers who have already been screened so your time is not wasted on visitors with no means to purchase. Overpricing is the commonest reason property for sale in Cameroon sits unsold for years, and we will tell you plainly if that is where you are heading.

How is your commission calculated?

As a percentage of the agreed price, fixed in writing before you view anything. The statement at the end separates the price, the taxes and our fee, so nothing about the cost of buying property for sale in Cameroon through us is left to be discovered afterwards.

How do I start, and where are you?

Send us the town, the budget and the type of property. Our office is on Common Wealth Avenue in Kumba, opposite Afriland First Bank, open Monday to Friday from 9am to 6pm and Saturday from 9am to 5pm. You can reach us on +237 672 101 056 or at info@frisomrealestateltd.com for anything to do with property for sale in Cameroon.
