Land certificate in Cameroon, from the first search to the title in your name
We trace the ownership, survey the plot, assemble the file and follow it through the land registry until your land certificate in Cameroon is issued and in your hands.
What this service covers
A sale agreement is not ownership. Until the plot is registered and the document carries your name, what you hold is a promise from a person, and promises get sold twice. Almost every land dispute we are asked to untangle began with a buyer who paid in full and never completed the land certificate in Cameroon that would have ended the argument.
We take the whole file, from tracing who genuinely owns the land to collecting the finished document. Where a plot cannot be registered we say so in the first week rather than collecting fees for months. A land certificate in Cameroon is either achievable on a given plot or it is not, and you deserve to know which before the money starts moving.
Ownership search
We trace the chain of ownership back through the people who held the land before the seller, and check the registry for an existing title or any charge sitting against the plot.
Survey and site plan
A licensed survey fixes the boundaries and produces the site plan the registry will accept, rather than the sketch the seller handed you at the viewing.
File preparation
Every document the land registry expects, assembled, checked and corrected before lodging instead of after a rejection sends you back to the start.
Lodging and follow up
We lodge the file and follow it in person. You are told which stage it has reached and what is holding it, not simply that it is in progress.
Family and inherited land
Succession and consent documents decide whether inherited plots can be registered at all. We establish that before anyone pays a survey fee.
Transfers and corrections
Moving an existing certificate into a new name, correcting spellings and details, and splitting one parcel between several buyers.
How we carry out this service
Five stages, in this order. A land certificate in Cameroon is won or lost at the search stage, long before anything reaches a government counter.
-
1
Document review
You send what you already have. We tell you what is missing and whether the plot can realistically be registered.
-
2
Ownership search
We check the registry and trace the chain of ownership before you commit any further money to the plot.
-
3
Survey
A licensed surveyor fixes the boundaries on the ground and produces the plan the registry will accept.
-
4
Lodging
The file goes in and we follow it physically, reporting each stage to you rather than waiting to be asked.
-
5
Collection
The certificate is issued and handed over with copies of everything that was lodged on your behalf.
How the money works
Registration has two separate costs and most people are never shown the split. Here is how we handle payment on every land certificate in Cameroon we take on.
Government fees stated separately
What the state charges is listed on its own, apart from what we keep. You can see exactly which part of your money leaves our hands.
Quoted after the file review
We look at the documents and the plot before quoting. A price offered before anyone has seen the file is a guess dressed up as a service.
We stop if it cannot proceed
If the search shows the land cannot be registered, we tell you and we close the file. Taking money for a land certificate in Cameroon that will never be issued is not something we do.
What you receive when the land certificate in Cameroon is issued
The certificate itself is the headline, but the file behind it is what protects you in an argument ten years from now. We hand over everything, not just the document with your name on it.
Keep this file safe. It is the difference between a claim you can answer in an afternoon and one that takes years, and it is the reason a land certificate in Cameroon is worth the months it takes to obtain.
- The land certificate issued in your name
- The survey plan and the registry search result
- Copies of every document lodged on your behalf
- Receipts separating government fees from our own fee
- A written record of who held the land before you
- Guidance on replacing the document if it is ever lost
Where we work
Kumba is our head office and the registry we know best. We handle a land certificate in Cameroon across the South West, the Littoral and the Centre.
Why clients hand us the file
Frisom Real Estate and Ventures Limited is registered under RC.KBA.2025B.058 and works from Common Wealth Avenue in Kumba, opposite Afriland First Bank. There is an office you can walk into and a person whose name is on your file.
Because we also sell land, survey it, draw the plans and build on it, a land certificate in Cameroon is not an unfamiliar errand for us. We know which plots will register quickly, which will stall and which should never have been sold in the first place.
We also tell you the realistic timeline rather than the one you would prefer to hear. Registration here runs in months, and anyone promising a land certificate in Cameroon in a fortnight is either guessing or selling you something else.
Services that usually come with this one
Registration rarely sits on its own. These three run before or after most of the land certificate in Cameroon files we handle.
Buildings, lands, houses and farmlands
If you have not bought yet, start here. We check the title before you pay rather than after.

House plans, site plans and soil testing
The survey plan feeds the registration file, and the soil results decide what you can safely put on the plot.

Building and construction
Once the land is registered in your name, we can take the site from foundation to finishing.
View serviceQuestions about registering land
What buyers ask before they hand over a plot file and a budget.
How long does it take?
Months rather than weeks, and it depends on the size of the plot, where it sits and whether the land has ever been registered before. A clean file on an already surveyed parcel moves faster than inherited family land with four signatures outstanding. We give you the realistic range after the document review, not before. Anyone quoting a fixed turnaround for a land certificate in Cameroon without seeing your file is guessing.
What does a land certificate in Cameroon cost?
There are government charges and there is our fee, and we quote them separately so you can see the split. The total depends on the surface area, the location and how much correction the existing documents need. We will not quote a figure before seeing the file, because that number would be meaningless. Surface area and the state of the existing paperwork move the total far more than people expect, so the review is worth doing properly.
Can I build before the certificate is issued?
People do, and it is a risk we advise against. A building on unregistered land is difficult to sell, difficult to insure and impossible to defend cheaply if someone produces an older document. Where you must start early, we will at least complete the ownership search first so you know what you are building on, and we will run the land certificate in Cameroon file alongside the construction.
The land belongs to my family. Can it still be registered?
Often yes, but it depends on succession and on whether everyone with a claim consents. This is the most common reason a land certificate in Cameroon stalls, so we establish the position in writing before any survey is ordered. If the consents cannot be obtained, you have lost a conversation rather than a year.
I live abroad. Can you handle this without me?
Yes. You can appoint someone locally or give us a power of attorney for the specific task. Documents are shared as they are produced, and payments go only through official company channels, never to an individual account. A good share of the land certificate in Cameroon work we do is for owners who have not been home in years.
What if someone claims the land while the file is running?
It happens, which is exactly why the search comes first. If a competing claim appears we stop, tell you immediately and set out the options, which may include negotiation, withdrawal or a formal dispute. We do not quietly push a contested file forward and hope.
Can you transfer a certificate that already exists?
Yes. Transferring an existing title into a buyer's name, correcting an error on a certificate, or splitting one parcel between several owners are all part of this service, and all of them are faster than a first registration.
How do I start, and where are you?
Send us photographs of whatever documents you hold and tell us where the plot is. Our office is on Common Wealth Avenue in Kumba, opposite Afriland First Bank, open Monday to Friday from 9am to 6pm and Saturday from 9am to 5pm. You can reach us on +237 672 101 056 or at info@frisomrealestateltd.com for anything to do with a land certificate in Cameroon.
